Colorado Carpet One Retailer Moves to Larger Locat

Fort Collins, CO, July 7--When Dale's Carpet One opens its new location at Timberline and Horsetooth roads early next year, the family-owned store will add to the growing number of commercial and residential developments popping up along the Timberline Road corridor, according to the Coloradoan. As Fort Collins grows, more developers and business owners are building away from business-heavy main streets such as College Avenue and Harmony Road, said Ted Shepard, Fort Collins' chief city planner. "It doesn't surprise us that folks are moving into some of these office parks," Shepard said. "There are only so many north and south arterial streets in this city." Dale's Carpet One, which had a groundbreaking ceremony Tuesday morning for its new store, will be next to a Rite-Aid drugstore building that has stood vacant since it was built in 1999. The flooring store is leasing its building at 216 W. Horsetooth Road, and owner Bobbie Cogburn said she wanted her own space. "We tried to buy several places in town, and it seemed like every time we thought we had something in time, something would fall through," Cogburn said. "I really wanted to stay in Fort Collins. We've done a lot of business here." The new building at Timberline and Horsetooth roads will be 16,000 square feet, about 2,500 square feet more than Carpet One's current space, said Jerry Cogburn, financial manager of the business and Bobbie Cogburn's husband. Dale's Carpet One is waiting for city approval on final development review documents and hopes to start construction in about a week. The building, which will feature a showroom of the business' products, should be finished by early next year, just before the lease runs out at its current location, Jerry Cogburn said. While Dale's Carpet One is largely a destination business, the growth of the Timberline Road corridor also should bring in more customers, he said. "If the corridor is built up, we should get more walk-in traffic," Jerry Cogburn said. Already, there are several large developments under way along the Timberline Road corridor. Rigden Farm, a 310-acre mixed-use project southeast of Timberline and Drake roads, will soon have a King Soopers grocery store. Construction of the 68,000-square-foot store should begin in October. The store will be located in The Shops at Rigden Farm, which also will have several other retailers. The Rigden Farm development also will include about 1,000 homes of all kinds built during the next several years, according to Wheeler Commercial Property Services, the developer of the project. In addition, initial groundwork is under way on a 920-home project at Timberline and Drake roads. While Timberline Road has become ripe for residential and commercial development, it's now a leading transportation corridor for Northern Colorado residents commuting in and out of Fort Collins, said Mark Jackson, transportation planning manager with the city. "You're seeing a really profuse growth pattern along the corridor," Jackson said. "It's a north-south alternative to College Avenue for a lot of people."
